Across Thailand, railway infrastructure development has affected hundreds of communities living on State Railway of Thailand land. For many, the challenges have been about finding a new place to live, securing land rights, maintaining livelihoods, and building a future with greater housing security.
The Baan Mankong Railway-Side Communities initiative offers a community-driven approach to addressing these challenges. Through collective action, savings groups, cooperatives, participatory planning, and collaboration among communities, local authorities, government agencies, and development partners, communities are working to transform housing insecurity into long-term solutions.
As of August 2025, the programme had supported 3,229 households across 76 communities and 53 projects, alongside progress in land leases, community savings groups, housing cooperatives, and community-led housing development. This report documents the policy background, development process, progress, community experiences, key lessons, and remaining challenges of this ongoing effort.
